These lists will give you a general sense of the market and asking prices in a particular neighborhood or zip code. As a serious buyer, however, you cannot depend on any foreclosure list for accurate and up-to-date information.
The most desirable properties will receive multiple offers within days or even hours of hitting the market. By the time you preview that incredible bargain online there is a very good chance that your dream home has already been sold. If you’re relying on a foreclosure list for your REO properties, basically you’re getting the leftovers. If you’re counting on a listing agent to contact you first, good luck! Some banks see that as a conflict of interest and the rest of the time they are just too busy. Listing agents are buried in work and their listings sell quickly either way. If you’re a buyer, you need a buyer’s agent who specializes in foreclosures.
